3rd & Grand is a 245 unit mixed-use complex on E 3rd Street and Grand Blvd in Kansas City, MO near the Riverfront. This urban industrial themed community features a 19,000 SF exterior courtyard, over 9,000 SF of amenity spaces, a two level podium parking garage for direct access for residents to their homes, & adjacency to multiple public transportation hubs. Sited amoungst a major transit hub, we coordinated with KC Streetcar and RideKC to incorporate a bus layover station and bike lanes with access to streetcar station along Grand Boulevard. Klover Architects provided full scope services, overseeing the entire design process; from preliminary city planning and renderings to construction documents and construction administration. Construction is slated for completion in 2026.
